FEES AND SERVICES TO TENANTS


LETTING APPLICATION

We want to offer all of our tenants a simple and enjoyable experience. Once you have applied and paid the holding deposit, we will speak to the landlord and get your application agreed. If the owner declines your application at this stage your holding deposit WILL be refunded.

We are here to help in as many ways as possible but please bear in mind that the properties we let are not our own. We often have to consult with the Landlord about certain queries or questions that you may have. So, unless you ask us, we can not guarantee to provide all of the information that you may need to know.

As a rule of thumb, rental properties are presented in the general condition you have likely viewed them. The volume of furnishing or white goods vary from property to property so please confirm your requirements to us. We will of course organise cleaning if we believe it necessary. If a property requires redecoration, then we will have discussed this with the Landlord too. Sometimes the price per calendar month can reflect the general condition of the property.

It is our goal to always offer good quality property at the price most reflective of the home.

LETTING FEES

Our permitted payments, inclusive of VAT (where applicable), are as follows:
Holding Deposit (per Tenancy): One week's rent.
This is to reserve a property and will be payable upon referencing forms being submitted to our office. On the day of move-in, this deposit will be off-set against the final amount due. Please note: this will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per Tenancy, Rent under £50,000 per year):
Equivalent to one months rent. This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent:
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or Other Security Device(s):
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour for the time taken replacing lost key(s) or other security device(s).

Variation of Contract (Tenant's Request):
£50 per agreed variation. To cover the costs associated with taking landlord's instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant's Request):
£50 per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant's Request):
Should the tenant wish to leave their contract early, and the landlord consents to this, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Additional Rent for Pet(s):
If the landlord agrees to pet(s) at the property, additional rent of £25 per calendar month per free-roaming pet will be payable. This will be agreed with the tenant in advance and prior to a holding deposit being taken.

Council Tax, Utilities and Communication Services:
Tenant(s) are responsible for paying bills in accordance with the tenancy agreement, which could include council tax, utility payments (gas, electricity, water) and communication services (broadband, TV, telephone).
