We go to great lengths to prepare the highest quality property particulars to promote your property. We will include as many full colour photographs as possible, as well as thorough descriptions to give
as an accurate and detailed description as possible. It is our policy to ALWAYS send out first generation full colour property particulars - NEVER poor quality photocopies! We also include floorplans
where required. Once the draft copy of the property particulars has been approved, we will commence distributing the details of your property within the market place. This distribution consists of a detailed matching process against all the applicants registered on our mailing list.
Website
We believe that our website is the most effective estate agency website
in the area. It is updated several times daily and contains information
on every property that we have for sale as well as information relating
to the local area. The information includes numerous colour photographs,
floor plans and full details of the property. We receive dozens of
e-mails every day requesting further information or arranging viewings.

For Sale boards
For Sale boards generate over 30% of our enquiries. People do drive round, even into cul-de-sacs and quiet roads, looking for property and often prefer to do this than visit agents' offices. So if you're serious about selling, have a board - they are provided at no extra cost.
Floorplans
We try to incorporate floor plans within our sales particulars wherever
possible. Feedback from prospective purchasers tells us that the decision to incorporate floor plans within sales particulars has been extremely popular. Purchasers can see the layout at a glance and can go on to compare the overall floor area of different properties that they are considering purchasing. As well as incorporating the floor plan onto the sales particulars, each one is also posted onto our website.
Text messaging
Each time we list a new property we match it to the requirements of purchasers held on our database and send a text message to those for whom we have a mobile phone number. The message gives the price and a brief description of the property. If the prospective purchaser then wants more details of the property or wants to arrange to view it, they just need to call the office and the whole process has taken minutes rather than days.

The newspaper that we have had the most success with in the North Bedfordshire villages area, which is also used by most agents, is the Beds Times & Citizen, which is published each
Thursday. From the outset we will guarantee to advertise your property frequently until your home is sold. We do not charge for advertising, unlike some of our competitors. Although it is the most visual sign to you, the vendor, of our efforts to attract a purchaser, press adverts are much less effective than people think. Serious buyers don't wait for the local newspaper to drop through the letterbox, they make daily contact with agents, look in windows and access websites. It is our policy to have a flexible approach to advertising. We can't commit to put your property in the paper every week as we wish to ensure that in each week's newspaper we have a full range of properties. You can be assured that our sales staff are trained to inform purchasers of every property that may be suitable, even if they only enquire about one particular property.
Office display
Because of the wide variety of charming and picturesque villages in the North Bedfordshire area, as well as the renowned school catchment areas - many visitors are drawn to the area.
